Selling in order to buy another?
Buying a first home is always a challenge – but so is selling it.
Maybe you want to upgrade or change suburbs. Maybe you’re moving to a new city. Whatever the reason, and whether this is your first home sale or not, the following tips can help you reduce stress and sell for more.
Consider the season
Spring is typically a busy time for home sales. All that sunshine means gardens look great and buyers are in a good mood. But it’s also the most competitive time to sell. You’ll have to work hard to stand out from the pack.
Clean and repair
Most houses have too much furniture. Put it in storage or sell it; do whatever it takes to de-clutter. Then get in the repairman to remove any evidence of dampness. Fix any cracked glass, and doors and windows that stick. Try to anticipate anything that might turn off a potential buyer.
Choose your agent carefully
You wouldn’t buy the first house you see, so why choose the first agent you meet? Invite a few into your home and ask lots of questions. Do they know your area well? How experienced are they? Can they back up their suggested sale price with evidence of similar sales nearby? If you like someone, visit one of their open houses and check out their selling style.
First appearances matter
Buyers often fall in love with a house before they enter it. Nowadays that can be a result of its street appeal or the photos you put online. Be thorough to get your home looking great from the outside – but don’t be too thorough with the photos. Four or five great pictures will create more emotional appeal than dozens of average photos that provide unnecessary detail.
After the sale
Everything went great and the house is sold; now you need a smooth transition into your new home. Don’t forget to:
- Disconnect the phone.
- Redirect your mail.
- Cancel any regular deliveries (like the newspaper).
- Complete final electricity and gas readings.
